Park West
The most homes of any neighborhood on this index, on about 1,700 acres of former Georgia-Pacific timberland turned into dozens of neighborhoods, each with its own builder and its own street of repeated plans. The developer gave land for the town's recreation complex and a school campus, and left roughly 550 acres of marsh and wetland alone.

The Park West record

What Park West owners paid, by the year they bought
Every bar is the median recorded purchase price of the homes whose owners bought that year and still own today. It is not a price index and this page will not pretend otherwise — homes that sold and sold again appear only under their most recent purchase. Read as what your neighbors paid, it is exact.
Owners who bought in 2000 paid a median of $161K. Owners who bought in 2026 paid $649K. That is 26 years of this neighborhood's own history, from the deeds themselves.
1 additional year is held back — 1999 — because fewer than five homes sit behind it. Publishing a median off four houses would be a guess wearing a number's clothes.

Compiled from Charleston County public property records (recorded deeds and assessor data), matched parcel-by-parcel to this neighborhood. Pulled October 29, 2026. Recorded deed prices under $1,000 are excluded as non-arm's-length (family transfers, corrections), and builder closings are included because they are real recorded sales. This is the county record, not the MLS record — days on market, asking prices and list-to-sold ratios come with the MLS archive.
Park West's owner-occupancy rate is 78.4% — 2,089 of the 2,664 homes matched to a Charleston County parcel record carry the 4% legal-residence assessment ratio, which South Carolina grants only on a primary residence. Deed record as of October 29, 2026.
Median tenure in Park West is 6.5 years — the midpoint of time elapsed since each home's last recorded purchase. Half the neighborhood has owned longer than that, half shorter.
Park West's annual turnover rate is 5.9% — the share of its 2,664 homes that changed hands in a year, measured from recorded deeds rather than from listings, so it counts sales that never appeared on the MLS.
Park West is one of fifteen Mount Pleasant neighborhoods on this index, covering13,009 homes matched to their parcel records one at a time.
What these three terms mean
- Owner-occupancy rate
- The share of homes whose owner claims the property as their primary residence. In South Carolina that claim is visible in the public record, because a legal residence is assessed at a 4% ratio and everything else at 6% — so this is a counted figure, not a survey estimate.
- Median tenure
- How long the current owners have owned, at the midpoint. A median rather than an average, because one house that has not sold since 1974 would drag an average somewhere misleading.
- Annual turnover rate
- What share of the neighborhood sells in a typical year. Low turnover means fewer homes reach the market, which is why a neighborhood can be desirable and quiet at the same time.
Part two · the MLS record · being assembled
The deeds tell you what changed hands. Only the MLS record can say how long it took, what the seller first asked, and how far the two ended up apart — and that pull is a working session on the brokerage's own MLS seat, not a feed this site can call. It lands here neighborhood by neighborhood.
Still to come
- Every closing, section by section, because a Pembroke resale and a Park Island resale are different markets
- Same-plan resales inside each builder's section, the most measurable comparison in town
- Townhome versus single-family timing across the whole master plan
- Owner tenure as the first-buyer generation from 1998 to 2005 ages into its next move

Distances are straight-line from the subdivision's centroid, computed from Charleston County parcel geometry and geocoded addresses. Nearest is a measurement, not a recommendation — this index does not rank places, and a shorter distance says nothing about whether somewhere suits you.

Where it sits
North Mount Pleasant off US-17 North at SC-41, with Park West Boulevard as its spine and Laurel Hill County Park on its edge.
How it was built
LandTech began developing the former timberland in 1997 and the first homes went up in Churchill Park in 1998. Park Island, the last major section, got its bridge in 2007, and the remaining sections filled in through the late 2010s. Developed by LandTech, which sold whole neighborhoods to production builders. Centex, Beazer, D.R. Horton, KB Home, David Weekley, Ryland and others each built sections.
The homes
Mostly production neighborhoods with repeated plans, which makes same-plan comparisons the sharpest tool here. Park Island and the marsh-front sections are the custom pockets.
Amenities & HOA
Per the master association: an Olympic-size pool and a zero-entry pool, six lighted tennis courts, a covered playground, a crabbing and fishing dock, paved trails and a 2,000-square-foot clubhouse. No golf course. A master association (Park West Master Association) with a separate sub-association for each neighborhood. The master association does not publish its dues on its site.
Where Park West falls in the corridor
Sixty-six years separate the oldest of these fifteen from the newest, which is what decides who buys here and which neighborhoods are honestly comparable.
