Apply through OPAL using the Town's "Repair/Remodel/Addition Submittal Requirements" (linked from the Building Permits page). Building permit fees are based on "the total cost of construction to the owner, all contractors, subcontractors, and others for ALL materials, equipment, labor, overhead, profit and incidental expenses for the entire job." Some projects require plans signed and sealed by a South Carolina Registered Design Professional (architect or engineer) — the Town says to contact the office about a specific project. A formal surveyor's site plan is not always required; the Town states a hand-drawn site plan showing property lines, setbacks and easements may be accepted, and staff will determine whether a formal survey is needed. Clearing and grading on a single-family parcel requires the Single Family Stormwater Management and Tree Preservation permit first.
