A deck is not on the Town's exemption list, so the general rule applies (construct/enlarge/alter a structure requires a permit; § 150.002(B) exempts work valued at $1,000 or less unless an inspection is required). The Town names a deck or screened porch explicitly as a project requiring the Single Family Residential Stormwater Management and Tree Preservation permit: "Examples of projects that will require this new permit are construction of a new home, improvements or additions to an existing home, deck or screened porch, construction of a pool or any detached structure." Under the flood ordinance's substantial improvement packet, "attached decks and porches" are among the structural elements whose cost counts toward the 50 percent calculation.
