Storage shed or other detached accessory structure

Exempt from a building permit if it is a "one-story detached accessory structure used as storage sheds, playhouses, and similar uses that [is] less than 200 square feet (except storm shelters)" (Building Inspections FAQ). Site Plan approval by PLAN under Zoning Code § 156.50 is still required, plus Engineering review for drainage and tree protection. "Any detached structure" is named as triggering the Single Family Residential Stormwater Management and Tree Preservation permit. In a flood zone: flood ordinance § 152.22(E) provides that residential accessory buildings without habitable space that do not exceed 600 square feet may be exempted from the elevation requirements in AE Zones only, subject to five listed conditions (anchoring, flood-resistant materials below DFE, flood openings and no interior partitioning, use limited to parking/limited storage, and no electrical/HVAC/plumbing service facilities except essential lighting and power circuits).
