PUBLISHED FIGURES as of 2026-09-03: (1) Code of Ordinances § 150.002(B) — no permit required where valuation of material and labor does not exceed $1,000, unless an inspection is required; (2) the tree removal application review fee of $50, non-refundable, published on the Town's Trees page and Planning FAQ. NOT PUBLISHED: the Town states building permit fees are set "pursuant to the latest Department of Engineering and Development Services fee schedule" (§ 150.002(A)), and the Fees page says the Building Official sets the amount "pursuant to the breakdown and fee schedules stated in the Section 150 of the Code of Ordinances." The Town's Engineering and Development Fee Schedule page (tompsc.com/1572) was fetched on 2026-09-03 and contains no fee amounts — the page body is empty apart from navigation. No dollar figures for building, trade, or plan review permits could be verified from a Town page. Valuation for new construction is determined by the Building Official using the most current ICC Building Valuation Tables or the contract amount, whichever is higher (§ 150.002(A)); the Town posts a "Current Building Valuation Data Table, February 2024." Plan review fee is due at submittal and is non-refundable once review has started (§ 150.002(D)(1)). Building permit and business license fees are due at permit issuance. Impact fees may also apply — the Town publishes an "Estimate My Impact Fees" page. Call (843) 884-5184 for a project-specific figure.

Jim farms seven Mount Pleasant neighborhoods specifically — not “the Charleston area.” That is the whole point of this index: one agent who knows which street floods, which floor plan appraises, and what the last eleven sales actually closed at, because he keeps the record himself.
