Flood zone lookup: the Town's Interactive GIS Map returns TMS number, current zoning and current flood zone for an address. Town Flood Protection page: "Elevation Certificates -- These are maintained on file by the Town and are required to be submitted for all structures built in Special Flood Hazard Areas." Flood ordinance § 152.41(A) requires at application stage the elevation in relation to mean sea level of the proposed lowest floor of all buildings; § 152.41(B) requires, at construction stage, a certification of the as-built elevation of the lowest floor (or of the lowest horizontal structural member in coastal high hazard areas), "prepared by, or under the direct supervision of, a registered land surveyor or professional engineer and certified by same." It adds: "Failure to submit the survey or failure to make the corrections required, shall be cause to issue a stop-work order for the project." § 152.40: "A building permit shall be required. prior to the commencement of any development activities." The Town's Build responsively page states permits are required for all types of development in the floodplain, not just buildings — including clearing a site, installing fill, or regrading. Definition of ELEVATION CERTIFICATE at § 152.04: FEMA Form 81-31 (Feb 13, 2005) or subsequent revisions, including FEMA Form 086-0-033 revised December 2019. Effective January 29, 2021 the Town adopted new FEMA FIRMs; Design Flood Elevation changed from BFE+1 to BFE+2; the Coastal A Zone was added and is regulated the same as VE Zones. Community Rating System: the Town states it is rated Class 6, giving residents a 20 percent flood insurance premium reduction.
