Uses the Repair/Remodel/Addition submittal path. "Improvements or additions to an existing home" are named as requiring the Single Family Residential Stormwater Management and Tree Preservation permit before clearing or grading. Additions on existing lots are generally outside the Building Permit Allocation System, which the Town describes as applying "to any building permit application for a residential dwelling unit to be placed on a vacant lot or parcel. on which a residence(s) did not exist as of the date of adoption of this system," adding: "Redevelopment (tear down and rebuilds) are not subject to the BPAS except if you are adding more dwelling units than what previously existed." In a flood zone, flood ordinance § 152.20(J) provides that "the minimum elevation of the lowest floor of an improvement or addition to a non-compliant building shall not be less than the Base Flood Elevation of the effective FEMA maps plus the town's freeboard of the existing building; and all new materials installed below the design flood elevation shall be flood-resistant."

Jim farms seven Mount Pleasant neighborhoods specifically — not “the Charleston area.” That is the whole point of this index: one agent who knows which street floods, which floor plan appraises, and what the last eleven sales actually closed at, because he keeps the record himself.
