Coleman Boulevard corridor

The town's main commercial spine, running from near Patriots Point toward Sullivan's Island and meeting Ben Sawyer Boulevard and Chuck Dawley Boulevard. Its retail role dates to the 1929 Grace Memorial Bridge; mid-century tenants included the Moultrie Shopping Center (Colonial Supermarket, Berkeley Drugs, Grant's) and the Sea Island Shopping Center (Piggly Wiggly, Belk, Western Auto). Redevelopment: Town Council adopted the Coleman Boulevard Overlay District Plan in 2008, designating parcels including Sea Island Shopping Center for higher-density mixed use of retail, office and residential; parcels also fall under the Coleman-Ben Sawyer Urban Corridor Overlay District (UC-CBS). The town first beautified the street (landscaping, overhead lighting, parking-lot traffic calming) and then permitted urbanization, which drew organized resident and business opposition over building height and density. Council has since rezoned Coleman parcels to raise the building height limit. Present-day retail is a mix of shopping plazas with surface parking and newer mixed-use blocks, not a continuous walkable storefront street; individual centers are walkable internally. Merchants organize as the Coleman Blvd Merchant Alliance.
