Queried the FEMA Map Service Center product database directly on 2026-09-04. PENDING Letters of Map Revision for the Charleston area: exactly two, both for community 455412 (CITY of Charleston, not the Town of Mount Pleasant) — case 26-04-0335P-455412 with an effective date of 09/10/2026, and case 26-04-2580P-455412 with an effective date of 10/26/2026. ZERO pending LOMRs and zero pending Letters of Map Change for the Town of Mount Pleasant (community 455417) as of that date. Effective LOMRs that have already revised the January 2021 maps inside Mount Pleasant: case 21-04-4673P-455417 effective 01/31/2022 and case 21-04-3056P-455417 effective 01/06/2022. Charleston County Ordinance Sec. 9-21 provides that 'Letters of Map Change (LOMC) to these adopted maps authorized by the National Flood Insurance Program (NFIP) shall become effective immediately upon the date established by the NFIP' — i.e. a LOMR changes the regulatory map without any further local adoption. A buyer should re-check MSC for the specific parcel, because a single LOMR can move one subdivision in or out of the SFHA.
