Town of Mount Pleasant Code Chapter 152, as amended effective 01/29/2021 (adopting ordinance Exhibit A, Revision 2). Key provisions with section numbers: s.152.04 DESIGN FLOOD ELEVATION = 'The elevation of the Base Flood plus two feet at any given location in Areas of Special Flood Hazard.' s.152.04 defines LIMIT OF MODERATE WAVE ACTION (LiMWA) as 'The line shown on Flood Insurance Rate Maps to indicate the inland limit of the area expected to receive 1.5-foot or greater breaking waves during a 1-percent-annual-chance flood event,' and COASTAL A ZONE as landward of the VE Zone up to the LiMWA. s.152.04 ELEVATED BUILDING = lowest floor system four feet or more above average ground level; CRAWL SPACE BUILDING = less than four feet. s.152.05(A)(1) adopts the FEMA Flood Insurance Study for Charleston County dated January 29, 2021. s.152.22(E) residential accessory buildings without habitable space and not exceeding 600 square feet may be exempted from elevation requirements IN AE ZONES ONLY, subject to conditions. s.152.22(D) buildings on fill: soil and rock only, no fill in tidal or non-tidal wetlands without state and federal permits, fill designed and tested to code, and 'The fill shall not adversely affect the flow of surface drainage from or onto neighboring properties.' s.152.23(B) 'For elevated buildings, enclosed areas below the design flood elevation shall not exceed 299 square feet cumulatively. The enclosed areas cannot be temperature controlled.' The Town regulates Coastal A Zones in the same manner as VE Zones. Checked 2026-09-04.
