A proposed Planned Development on approximately 15.5 acres across nine parcels (TMS 598-00-00-008, -025, -059, -020, -019, -018, -012, -010, -011), with the annexation of 1129 Joe Bryant Court to be incorporated into the PD. The Town's own presentation to Council recorded the development summary as: Phase 1 — 11 acres; Phase 2 — 4.5 acres; 30,000 square feet of commercial; 85 townhome units; impact fees $573,575. The requested PD standards versus existing AB zoning included maximum height 40 feet (versus 35), open space +29%, a 10-foot perimeter buffer and a 50-foot highway buffer, and parking at 2 spaces per unit. The Planning Commission recommended DENIAL on March 18, 2026 (R-10-26). Town Council DENIED the PD on June 9, 2026 on a motion by Council Member Rambo, seconded by Council Member Hyatt; the motion to deny carried. A related consent-agenda item was subsequently deferred at the July 14, 2026 Council meeting at the applicant's representative's request, citing 'a change in circumstances following the denial of the related planned development.'
