NOAA publishes four prediction stations in the Capers Island / Capers Inlet system north of Mount Pleasant: 8664992 "North Dewees Island, Capers Inlet" (32.85, -79.7033); 8664941 "Capers Creek, South Capers Island" (32.8567, -79.7067); 8664878 "Old Capers Landing, Santee Pass, Capers Island" (32.87, -79.6867); and 8664801 "Price Creek, North Capers Island" (32.8817, -79.6583). Station 8664992 at Capers Inlet is subordinate to Charleston (8665530) with offsets of high tide -2 minutes and low tide -11 minutes, and height ratios 0.91 at high water and 0.95 at low water. The differing low-water offsets between Shem Creek (-3 min) and Capers Inlet (-11 min) are why a single "Charleston tide" time does not transfer cleanly between the two. Verified 2026-09-04.

Jim farms seven Mount Pleasant neighborhoods specifically — not “the Charleston area.” That is the whole point of this index: one agent who knows which street floods, which floor plan appraises, and what the last eleven sales actually closed at, because he keeps the record himself.
